Are Sienna Homes townhouses off-the-plan?
Yes. Sienna Homes sells all its townhouses off the plan, meaning you purchase from a floorplan and artist impressions before construction has started on your specific home.
This is standard practice for estate-based townhouse developments and comes with a genuine advantage: you secure the home at today’s price before the build commences. It also means you get the opportunity to choose your internal colour scheme during the pre-construction phase, so the home feels personalised from day one.
Most Sienna Homes developments are sold before the land is titled. We keep buyers updated throughout the titling period, and once your land titles are in place, the build process moves into its active phase. From land title to keys typically takes 10 to 12 months.
What does “fixed-price turnkey” mean at Sienna Homes?
A fixed-price turnkey townhouse from Sienna Homes means two things. First, the price in your contract is the total price you pay for the build, with no hidden costs added through construction. Second, the home is complete and ready to move into when you collect the keys, with no additional work required.
What’s included as standard:
Every Sienna Homes townhouse includes the following as part of the fixed price:

Everything else you need to make the home habitable is in the price. You just bring your furniture and plug-in appliances.
What about upgrades?
There is a defined list of optional upgrades available for each development, covering things like engineered oak flooring, additional Daikin split systems, a security alarm, or upgraded kitchen appliances. None of these are necessary for the home to function. Upgrades are selected during pre-construction and added to your contract as a variation at a transparent, agreed price.
Does Sienna Homes offer knock-down-rebuild townhouses?
No. Sienna Homes does not offer knock-down-rebuild. We build townhouses exclusively in new land estates on greenfield sites, working with land developers rather than on existing residential blocks.
If you’re looking for a knock-down-rebuild solution, that falls outside what we offer. What we do provide is an affordable, fixed-price turnkey townhouse in a new estate community, with a comprehensive inclusions package and a straightforward buying process designed to minimise stress from start to finish.
Does Sienna Homes publish prices for townhouses?
Yes. Sienna Homes publishes prices on the Now Selling page of the website, where you can browse current developments, floorplans and pricing across all active estates.
Because our homes are sold as fixed-price turnkey packages, the price you see is the complete build contract price with all standard inclusions. There is a separate land contract with the developer, so your total investment is the land price plus the build contract price combined.

What energy rating do Sienna Homes townhouses achieve?
All Sienna Homes townhouses are designed to meet a minimum 7-star NatHERS Whole-of-Home energy rating, assessed by an independent energy rater. Depending on orientation, some homes rate higher. The 7-star standard is built into our design process from the outset. It is not an upgrade and it is not an add-on.
How we design for 7-star performance

Can I customise my Sienna Homes townhouse design?
Sienna Homes townhouses do not offer floorplan changes or structural modifications. The homes are pre-engineered, and custom structural changes are not available. However, buyers do have a genuine choice over their internal colour scheme, selecting from four designer palettes, plus an optional list of upgrades to personalise comfort and finish.

How long does the process take from contract to move-in?
From contract signing to key handover, buyers should plan for a total timeline of approximately 12 to 18 months. The largest variable is land titling, which is controlled by the land developer and can shift the overall timeline significantly.

Your dedicated Project Coordinator is your single point of contact throughout construction. Fortnightly progress updates are provided, and inspection appointments can be arranged through your coordinator.
What is the payment schedule for a Sienna Homes townhouse?
Sienna Homes uses a split-contract structure, meaning there are two separate contracts: one with the land developer for the land, and one with Sienna Homes for the build. Each has its own payment schedule. The build contract uses a progress payment system tied to construction milestones.
Before proceeding to contract, Sienna Homes asks all purchasers to complete a finance pre-qualification with our nominated broker. This takes around 24 hours and gives both parties confidence before moving to deposit stage. You’re welcome to use your own broker or lender after that point.
If you’re using a lender, a copy of your pre-approval is required before land settlement, followed by signed loan documents within 14 days of settlement. If you’re self-funding, a recent bank statement is required.
Any upgrades selected will be added as a variation to your build contract. Make sure you provide your lender with the final contract price including signed variations before settlement.
Does Sienna Homes have display homes I can visit?
Yes. Sienna Homes has display homes available to visit by appointment in Melbourne’s South East. Current display homes are located in Clyde North.

What warranty and aftercare does Sienna Homes provide?
Sienna Homes provides a 7-year structural warranty from the date of the Certificate of Occupancy, domestic building insurance during construction, a 90-day maintenance period after handover, and a complimentary 12-month RACV Emergency Home Assist subscription.
In detail:
- 7-year structural warranty: Your home is covered for structural defects for seven years from the date of your Certificate of Occupancy, subject to maintaining the home in accordance with the CSIRO guide provided in your contract and handover pack.
- Domestic building insurance: Your home is covered by domestic building insurance throughout the construction period.
- 90-day maintenance period: Within 90 days of handover, contact your Project Coordinator to report any maintenance items. We’ll arrange an inspection and action the agreed items in a timely way. Submit your list via the Maintenance Request Form provided at handover, ideally towards the end of the 90-day window to capture everything.
- RACV Emergency Home Assist: A complimentary 12-month subscription to RACV Emergency Home Assist is included with every new home. This provides around-the-clock access to accredited tradespeople for plumbing, electrical and lockout emergencies.
- Private inspector rights: You’re welcome to engage your own private inspector during construction at any stage, provided you advise us before construction commences. Inspection reports must be provided to Sienna Homes within 24 hours of the inspection.

Is there an owners’ corporation on Sienna Homes townhouses?
In most cases, Sienna Homes townhouses do not have an owners’ corporation. Each townhouse is built on its own individual lot with its own slab, wall and roof system, so shared common property, which is the trigger for an owners’ corporation, does not typically apply.
An owners’ corporation is only required when there is shared common property such as a private road, shared driveway or communal reserve. Where this applies to a specific development, it will be clearly disclosed in the contract and selling documentation before you purchase.
